Scale kills more steam generators in South Florida than anything else, and I have pulled enough of them out of Miami Beach closets to know where to look first.
Most steam calls start with 'it just stopped'. The homeowner has already reset the breaker twice and the dealer has already said the word replacement. Then we open the generator and find a water-level probe crusted white with hard water, telling the board the tank is full when it is empty, so the element never energizes. Ten minutes with a descaler and a new probe. On a Mr. Steam MS-E or an Amerec AK the tank, the probe, the solenoid, the contactor, and the safety thermostat all bolt out and back in, and we carry the common ones on the truck. What we do not do is guess. A generator that trips its high-limit is telling you something about water. A control that flashes an E-code is telling you which circuit to meter first. We read it before we touch it.

How we diagnose & fix steam generators
A steam shower that will not steam is an electrical and water problem in a small box. We meter the 240-volt feed and the contactor, check the fill solenoid and the water-level probe, then the element and the safety thermostat, and only then the control head and its cable. Most of the time the fault shows up in the first fifteen minutes.
Control turns on, generator never makes steam
- Likely cause
- Start with water. The generator will not energize its element until the water-level probe reports a full tank, and on South Florida water the probe scales over in two to three years and stops reading. A fill solenoid stuck shut or a clogged inlet screen produces the same silence. After water, it is power: a contactor with burned contacts, a dropped leg on the 240-volt feed, or a blown fuse on the board.
- What we do
- We open the generator, pull the probe, and check the tank level with our own eyes. A scaled probe gets cleaned or replaced and the tank descaled. We test the solenoid coil and flow, then meter the contactor under load. Probe, solenoid, and contactor are truck stock for the common Mr. Steam, Amerec, and ThermaSol sizes, so this is usually a same-visit repair.
Steam runs for a few minutes and shuts off before the session ends
- Likely cause
- This is the high-limit safety thermostat doing its job. Scale on the element or a low water level lets the tank overheat, the safety opens, and steam stops until it cools. Some generators also cut out on a probe that flickers between full and empty as the water boils, so the board thinks it lost water. A weak contactor that chatters under heat does the same thing on older units.
- What we do
- We check the tank for scale and the probe for a stable reading, descale or replace as needed, and reset or replace the safety thermostat. If the element carries a heavy crust it is on its way out and we quote it at the same time. We run a full session with a thermometer on the steam head before we leave.
E-code or fault message on the control
- Likely cause
- Mr. Steam iSteam and eSeries controls, Amerec K60 and AI controls, and ThermaSol ThermaTouch panels each have their own fault list, but the codes point at the same handful of parts: probe, temperature sensor, fill timeout, high limit, or a communication fault between the control head and the generator. Condo installs add a wrinkle, since the low-voltage cable between the tile wall and the generator closet often runs 30 feet through a wet wall and corrodes at the connectors.
- What we do
- We read the code against the factory table for that exact generator, then meter the circuit it points to instead of swapping the control on a hunch. Corroded cable ends get cleaned and re-terminated. A control head that has failed from moisture behind the tile is replaced with the current model for that generator, and we pair it before we close up.
Banging or hammering in the steam line at startup
- Likely cause
- Water hammer in a steam shower is condensate sitting in a low spot of the steam line. Steam hits the slug of water, flashes it, and you get the bang. The usual causes are a steam line that was never pitched back toward the generator, a sag in a long run, or a generator installed above the steam head so the line cannot drain. On units with an AutoFlush kit, a valve stuck closed leaves old water in the tank and makes it worse.
- What we do
- We trace the steam line where we can reach it, correct the pitch or add a drip leg where the building allows, and test the AutoFlush valve. Sometimes the fix is a bracket and ten minutes. When the line is buried in a condo wall we tell you honestly what can and cannot be changed without opening tile.
Steam head drips or spits hot water onto the seat
- Likely cause
- The same condensate problem seen from the other end. If the line drains toward the steam head, every drop of condensate ends up on the bench. An uninsulated line in a cold chase, a steam head installed too low, or a generator overfilling because the probe reads low all push water instead of steam into the room. A scaled steam head with a partly blocked outlet spits too.
- What we do
- We check the fill level and the probe first, since an overfilling tank is the cheapest cause. Then the head itself: clean or replace, and confirm the line pitch. Where the pitch cannot be corrected we install a head built to catch and drain condensate so nobody gets burned.
Weak steam, long warm-up, or the room never gets hot
- Likely cause
- Scale on the element is an insulator, so a 9 kW element under a thick crust puts out a fraction of its rating. An element with one leg burned open on a two-element generator gives the same slow steam. Undersized generators are common too: a 7 kW unit on a 10-by-12 tiled room with a glass ceiling and an exterior wall will never catch up, no matter how new it is.
- What we do
- We meter each element for resistance and current draw and replace the failed one. We descale the tank and the element. If the generator is simply too small for the room we say so and size a replacement by cubic feet, wall material, and glass area, which is the math the original installer often skipped.
Breaker trips when the generator calls for steam
- Likely cause
- An element with a cracked sheath lets water reach the heating coil and it shorts to ground. Less often it is a contactor welded closed, a chafed 240-volt feed, or a breaker that has weakened after years of 40 to 60 amp starts. Water inside the generator cabinet from a leaking fitting finds the terminals next.
- What we do
- We test the element to ground, inspect the contactor, and check the feed and the breaker. A grounded element is replaced with the factory part for that generator. If a fitting is leaking onto the electrics we fix the leak first, dry the cabinet, and only then restore power.

Which steam shower brands do you repair?
Mr. Steam (MS-E and eSeries generators with iSteam, iTempo, and AirTempo controls), Amerec AK and AI series, ThermaSol PRO and AF series with SteamVection, Kohler Invigoration, EliteSteam, and Steamist. Probes, solenoids, contactors, and elements for the common Mr. Steam and Amerec sizes ride on the truck. Kohler and ThermaSol control heads are ordered to the serial number and usually land in two to four business days.
What does a steam generator repair typically cost?
Typical parts and labor: fill solenoid $220 to $350, water-level probe $180 to $280, heating element $350 to $600, contactor $200 to $320, control head $350 to $700. A new 7 to 12 kW generator installed in the existing location runs $2,800 to $5,500 depending on brand and how much electrical work the closet needs. Why does my steam shower keep dying after a few years in South Florida?
Hard water. Miami-Dade and Broward tap water carries enough calcium to coat a probe and an element in a couple of years, and a generator that is never flushed cooks that scale onto everything. Use the AutoFlush if your generator has one, or drain the tank after sessions, and have the tank descaled once a year. A softener or an inline filter on the feed line adds years to the element.
Can you work in a condo building? Our management needs a COI.
Yes, and we do it every week. Miami Beach, Sunny Isles, and Brickell buildings want a certificate of insurance naming the association, an elevator reservation, and sometimes a sign-in at the front desk. We send the COI ahead, book the freight elevator, and protect the hallway. One building keeps us on a standing schedule for three Amerec generators and a sauna on its spa level.
Should I repair the generator or replace it?
If the tank is sound and the failure is a probe, solenoid, contactor, element, or control, repair it, and the bill usually lands under $700. Replace when the tank has rusted through, when the brand no longer supports that generator, or when the unit was undersized from day one. A generator past twelve to fifteen years with a rotting tank is not worth a new element. We show you the tank before we recommend either way.
