Steam Shower Not Making Steam? What a Tech Checks First (Miami)
Why residential steam generators quit in South Florida: scaled water-level probes, stuck fill solenoids, tired elements, high-limit trips, water hammer, and control E-codes on Mr. Steam, Amerec, ThermaSol, and Kohler units. What we check before anyone says replacement.
A property manager in Miami Beach called on a Tuesday. The building's spa level runs three Amerec generators and a sauna, and two of the three steam rooms had gone quiet over the same weekend. The residents assumed a power problem. It was not. Both generators had water-level probes coated in scale so thick the boards believed the tanks were full while they sat dry, so neither element ever got the signal to heat. We sent the COI on Monday night, booked the freight elevator for 9 a.m., and had both rooms steaming by lunch with two probes, a descale, and a new fill solenoid on the older unit.
That job is the shape of most steam room repair calls we get in Miami-Dade, Broward, and Palm Beach. A steam shower looks like plumbing and feels like a spa, but the thing that makes it work is a small electric boiler in a closet or under a vanity, and it fails in a short list of ways. Here is the order we check them in.
Water first, always
A generator will not energize its element without proof the tank is full. That proof comes from a water-level probe, a stainless rod that reads conductivity. Our water is hard enough that the rod grows a white jacket in two to three years, and a jacketed probe reads wrong in one of two directions. Read it as full when dry and the element never starts. Read it as empty when full and the fill solenoid keeps adding water until the generator overfills and pushes hot water out the steam head onto the bench.
The fill solenoid is the second water part. It is a small valve on the cold feed, and it either sticks shut, clogs at its inlet screen, or weeps. A stuck one gives you a silent generator. A weeping one gives you a tank that is always a little overfull and a steam head that spits.
Both parts are cheap relative to the rest of the machine. A probe is typically $180 to $280 installed, a solenoid $220 to $350, and both usually ride on our truck for Mr. Steam MS-E, Amerec AK, and ThermaSol PRO units.
Then the element and the safety
The heating element on a residential generator is a 240-volt immersion heater of 7 to 12 kW, and scale attacks it the same way it attacks the probe. Scale insulates. A crusted 9 kW element behaves like a 5 kW element, so the room warms slowly and never quite reaches temperature. Eventually the sheath overheats under the crust and cracks, water reaches the coil, and the breaker trips the moment the generator calls for steam.
Between the element and the breaker sits the high-limit safety thermostat. When the tank runs hot, it opens and stops the session. Owners describe this as "it works for ten minutes and then quits." The safety is rarely the problem. It is reporting a problem, usually low water or a scaled element, and swapping it without fixing the cause just moves the failure a week down the road.
Typical numbers: element $350 to $600 installed, contactor $200 to $320 if the contacts have burned, safety thermostat usually less than either.
E-codes are a starting point, not a verdict
Mr. Steam iSteam and eSeries controls, Amerec K60 and AI panels, and ThermaSol ThermaTouch and SignaTouch heads all display fault codes, and they mostly point at the same short list: probe fault, temperature sensor, fill timeout, high limit, or lost communication with the generator. The last one deserves a word. In a condo the low-voltage cable between the control on the tile wall and the generator in a closet can run 20 or 30 feet through a wet wall, and the connectors corrode. Half the "control failed" verdicts we are called to confirm are a green connector and a cleaned cable end.
We read the code against the factory table for that exact generator and meter the circuit it names. A control head that has genuinely drowned behind the tile runs $350 to $700 replaced and paired.
Banging and dripping are the same problem
Water hammer in a steam line and a dripping steam head come from the same thing: condensate with nowhere to go. Steam cools in the line, turns back to water, and collects at a low spot. When the next burst of steam hits it you get the bang. When the line slopes toward the room instead of back to the generator, the water arrives at the steam head and lands on whoever is sitting under it.
The fix is pitch. The line should fall back toward the generator, with no sags, and the generator should sit below the steam head when the layout allows. In a house we can usually reach the line and correct it with a bracket or a drip leg. In a condo the line is often inside a finished wall, and we tell you plainly what can be changed without opening tile and what cannot. A head designed to catch and drain condensate solves the burn risk when the pitch is out of reach.
Mr. Steam's AutoFlush kit matters here too. When it works, it drains the tank after each session and carries scale-heavy water out with it. When its valve sticks closed, old water sits in the tank, scale builds faster, and hammer gets worse. We test it on every visit.
When we say replace
We say it when the tank has rusted through, when the maker no longer supports the generator, or when the unit was undersized from the start. A 7 kW generator on a 10-by-12 tiled room with a glass ceiling and an exterior wall was never going to work, and no probe fixes that. A new 7 to 12 kW generator installed in the existing closet typically runs $2,800 to $5,500 depending on brand and the electrical work. The rest of the wellness room
The same buildings and the same homes that have a steam room usually have the other two pieces of the contrast setup within ten feet of it.
